What is a survey (survey plan)?

A survey (survey plan) is the operation of measuring, drawing and representing to scale the elements of a construction, of an ensemble of constructions or of a constructive detail.  It represents an essential part that must precede any intervention to an existing building. The survey (survey plan) is an essential part of the drafting of intervention projects for existing buildings: consolidations, rehabilitations, refunctioning, transformations, etc. In addition to this practical purpose, the survey (survey plan) represents a research instrument, as it highlights the defining elements of the space, the typology of the plan, the composition of the facades, the decoration and construction elements. Surveys performed with the help of laser scanning equipment have a high level of precision, which facilitates superior technical detail. Works of this type – survey plan – can be of many types and can contain an array of graphical and text information, depending on their requirements. Thus, the result can be a survey plan that contains general quotas, the destinations and areas, as well as information with regard to the width and height of the empty spaces and parapets (what we refer to as a standard survey). In addition, another type of survey – the architectural survey – can be represented by a series of plans, facades and sections for various levels with a high degree of detail and information with regard to the fittings, equipment, installation, furniture, etc. The architectural survey – a more complex work – is not the object of our presentation.

The purpose of a survey plan is to realize a technical documentation that is as precise and complete as possible for buildings with regard to which there is no available data (plans, sections, facades, details), as well as for those the initial project of which exists, but, for various reasons (execution errors, transformations, degradation) is no longer in accordance with the real situation.

The price of a survey plan/building survey/apartment survey depends on the area and the level of detail. For an accurate evaluation, a visit to the site and the establishment of the working conditions (the content of a survey plan) are generally necessary.

For information purposes, the price of topography measurements in order to draft a survey plan for a normal apartment is around RON 90 (for Bucharest and Ilfov County).

For real-estate agencies, land register companies, including certified natural persons and other types of clients with a significant work volume, discounts can be negotiated.  

For commercial spaces, storage/manufacturing spaces, open-space type office buildings and other buildings with a special destination, reduced compartmentalization and/or a very large surface, the prices shall be negotiated based on the requirements.   

The prices are valid for standard surveys in Bucharest.

Apartment survey

We perform exact measurements of the dimensions of the rooms and the thickness of the walls, based on which we draft an apartment survey (scale plan), with all of the elements specific to every room, calculating the habitable area (net area), as well as the built area (the area that includes the interior and exterior walls).

Building survey

A building survey is a representation obtained by measuring and drawing to scale, in a plane, sections and views of an ensemble of buildings, of one building and/or of a subassembly of it (construction and decorative elements, fixed furniture, technical equipment).

The purpose of performing a building survey is to realize a technical documentation that is as precise and complete as possible with regard to buildings for which there is no data available (plans, sections, facades, details), as well as for those the initial project of which exists, but, for various reasons (execution errors, transformations, degradation) is no longer in accordance with the real situation.

Construction survey

We execute this type of work – construction survey – for both civil and industrial constructions in Bucharest and in Ilfov County, with the following stages:

–   Measuring all of the rooms of the constructions with the diastimeter (laser tape measure);

–   Identification of the usefulness of every room and every space;

–  Drafting the survey with specialized software (autocad);

–  The survey shall be submitted to the beneficiary within 48-72 hours of returning from the site, depending on the complexity of the construction.

The purpose of drafting a construction survey is to realize a technical documentation that is as precede and complete as possible and that shows the net area of the entire construction.

A construction survey is useful in order to execute interior fitting, restructuring and building recompartmentalization projects. This survey shows the elements with an architectural significance, as well as the construction’s structural elements (support pillars, areas with fake walls in order to mask pipes).
